Search “top real estate companies in Nigeria” and you’ll find dozens of listicles ranking the same handful of names against criteria that are never actually explained — no methodology, no sourcing, just a numbered list that reads more like paid placement than genuine evaluation. That’s not particularly useful to an actual buyer trying to decide who to trust with a significant purchase.

This guide takes a different approach: instead of ranking companies, it lays out the specific, checkable criteria that separate a genuinely reliable developer from one that simply markets well. Apply this checklist to any company you’re considering — including us — and you’ll have a far more reliable answer than any listicle could give you.

Criterion 1: Verifiable Corporate Registration

Every legitimate real estate company operating in Nigeria should be registered with the Corporate Affairs Commission, and that registration should be independently checkable, not just claimed. Search the exact company name at search.cac.gov.ng and confirm the registration status shows as active, with the RC number matching what appears on the company’s receipts, contracts, and marketing materials. Some fraudulent operations register under names deliberately similar to established developers — match the spelling precisely, not just the general impression.

Criterion 2: Professional Body Membership

REDAN membership — verifiable directly at redan.com.ng — isn’t legally mandatory, but reputable developers tend to hold it, and a company’s status is independently checkable rather than something you have to take on faith. If a company claims membership but can’t produce a certificate, or the association has no record of them, that’s worth treating as a meaningful gap, not a minor inconsistency.

Criterion 3: A Verifiable Title Chain, Not Just a Sales Pitch

The strongest signal of a genuinely reliable developer is a willingness to let you — or, more importantly, your own independently chosen lawyer — review the underlying title documentation before you commit to anything. This includes confirmation of the right of occupancy, a documented chain of Governor’s Consent where applicable, and a registered survey plan matching the specific plots being sold. A company that discourages this scrutiny, rushes the timeline, or insists their own in-house lawyer handle “everything” is asking you to skip the single most important verification step in the entire transaction. Criterion 4: Physical, Confirmable Track Record

A reliable developer should be able to point to actual, physically verifiable projects — not renderings, not “coming soon” masterplans presented as if they were finished developments. Ask specifically how many projects the company has delivered to completion, how long they’ve operated in the specific location you’re considering, and whether you can speak to existing buyers or visit an active site. Companies that primarily market pre-construction land in emerging corridors aren’t inherently less trustworthy than ones selling finished estates — but the honesty of how a project is presented matters considerably more than its stage of completion.

Criterion 5: Transparent, Traceable Payment Structure

A trustworthy developer directs every payment into a verified corporate bank account and issues a formal receipt for each transaction, without exception. Any pressure toward cash payment, payment into a personal account belonging to an agent or director, or resistance to providing documentation for each payment is a significant red flag, regardless of how established or well-marketed the company otherwise appears.

Criterion 6: Clear, Written Contractual Terms

Before any deposit changes hands, a reliable developer provides a proper, written Sale Agreement specifying the exact plot, price, payment schedule if applicable, and the consequences of default on either side. Verbal assurances, WhatsApp confirmations, or “we’ll formalize it later” are not acceptable substitutes, regardless of how large or established the company presents itself as being.

Criterion 7: Responsiveness to Direct, Difficult Questions

Perhaps the simplest test of all: ask a real estate company the direct, specific questions this guide has laid out — CAC number, REDAN status, title documentation, government acquisition clearance if relevant to the location — and observe how they respond. A company confident in its own legitimacy should welcome this scrutiny, because it’s the same scrutiny that protects their own reputation from being associated with fraudulent actors elsewhere in the market. Deflection, irritation, or vague reassurance in place of a direct answer tells you more than any marketing material could.

Why a Ranked List Wouldn’t Actually Serve You

This guide deliberately avoids presenting a ranked “top 10” list of named companies, for a straightforward reason: a credible ranking would require standardized, independently verified data on delivery track record, dispute history, and customer outcomes across every company considered — data that, to our knowledge, doesn’t currently exist in a comprehensive, publicly auditable form for Nigeria’s real estate sector.
